Leaky Roofs – Common Causes

Leaking roofs are a common cause of concern for homeowners and businesses. Identifying the root cause is significant before attempting to fix it. Here are the common causes or sources of leaks.

  1. Chimneys are the top source for leaks. They need to be sealed properly, step flashed, and counter flashed.  Similarly, water can get behind skylights, plumbing vents, satellites if they are not flashed correctly. Sometimes, the installations themselves might be leaking.
  2. Missing drip edges and the gap between the roof deck and fascia board might cause roof leaks.
  3. Other causes for roof leaks are dormers, roof-to-wall transitions, and low-quality sealants, poorly installed mastic, and so on.
  4. Attic is also a common cause for roof leaks from improper ventilation, plumbing, air conditioning, condensation, vent fans, and animal or bug infestation in the attic.
  5. Mold, soaked insulation, black rings around rust nails, overheating or moisture in attic, and so on must be addressed.
  6. Intake vents clogged with paint, spider webs, dust, or insulation are also common causes for roof leaks.
  7. Gutters also need to be installed and sloped properly to drain, tightly fastened, and free of debris. Improperly installed gutters build up debris and cause roof leaks.
